Sold at Record Price after Circuit Breaker!

We first met the sellers at one of our viewings in Serangoon Gardens. They had seen our YouTube video for the house, and they liked how we were showcasing the property. They showed us some photos and we fell in love with their home! Not only did they had one of the largest Executive Maisonette in the area, it was a corner unit, on a high floor and was gorgeously renovated.

It ticked all the right boxes for a property that should sell at a premium price! But alas! They had just hired an agent on exclusive basis, so we wished them luck.

3 months later, we were pleasantly surprised when they contacted us again! To cut the long story short… they were unable to get the ideal price, so they wanted to see if we could help them achieve their objectives.

Renovation cost for the sellers is about $200K. The unit itself, however, is nothing less than spectacular – Corner unit, high floor with unblocked view from all angles of the house and what’s more, the owners reconstructed the entire place to include storage spaces, a dry and wet kitchen, as well as a helper’s room which is non-existent in original HDB layout! The entire space was fully functional for families of all sizes so it presented alot of potential.

What Did We Do?

The sellers were excited about marketing their HDB with us because the unique features of the unit will be encapsulated in a video and that would capture potential buyers’ attention like how they were when they saw our Serangoon Garden Home Tour Video.

After chatting with them, one of the first things we did was to re-create a new floor plan to help buyers or fellow agents visualize better how different this house was from its original skeleton.

We also did a video for their property, which proved to be extremely useful since Circuit Breaker happened soon after, and we were able to still garner interest by running the video advertising campaign for our clients. Moreover, straight after Circuit Breaker, people were still wary about visiting houses – the video proved handy as a ‘first viewing’ for many of them!

End Result

Owing to the YouTube video, we had gotten multiple enquiries and around 44 viewings with several offers. After the Circuit Breaker, the first offer came in at $1 million and the second at $1.02 million. During Phase 2, we were able to secure an offer of $1,044,888 million, smashing the record for this cluster of older HDBs!
